View Full Version : Is this the correct way to go about this

Ok as mentioned b4 dean and i have been considering putting a conservatry on our house, for a extra room (possibly a dinning room) as we dont have one so eat on our laps in the front room :no: HATE IT Yay at least for the breakfast bar we are going to have.

We can do this relativley cheap, as dean would do all the brickwork himself, and my dad can provide the windows and roof as thats his business.

I was going to cal a few agents and ask them to come round and tell us if its worth it or not and if we would make the money we would spend on it back.

I am also tempted to see what our house is worth a year later, as its completley different to how it was when we brought it, however we are in the middle of doing the kitchen, so some of our new cupboards are up and some of our old ones are, tiles have been ripped down and it looks a right mess.

Both bathrooms to still need doing. Is it worth waiting for a valuation when it is all done, rather than 1/2 as its going to look so much different...

Im tempted though to ask about this conservatry thing, as if it is going to be worth it we would get started on it next month...........

I just want to get on with this get the whole house done and up together and then get it up on the market.

Do i just call them and ask for them to come out and say what there view is and if its worth us putting a conservatry on?????:scratchchin:

Thats what we did before we had our loft conversion done. They were happy to come and do a valuation. Their view was that we would probably make what we spent back if we ever sell up but it wont add any more than that to the property as their is a ceiling that this type of house will fetch on the market. We still decided to go for it as the whole point was to do it so we can stay where we are. We have no desire at all to move house anytime soon so for us it was worth it.

My sister had a conservatory built and she was told more or less the same as me. It hasnt added anything to her house price as her house is in the top bracket for houses in her area as it is.

Must admit it was nice to know that our house (before the conversion was done) was valued at 20k more than we bought it for 2 years ago. All the work we've done on it has paid off- I bet yours will have too :smile:

I'd say, if you can get it done reasonably, get it done, then you can enjoy it yourselves. Have any other houses in the road got them? Have any sold recently? I expect the agent will be able to give you an idea with your works in progress. Check this website to see the selling prices of houses similar to yours www.nethouseprices.com

Don't forget to get planning permission for it CH, my sister did this and had SERIOUS problems when she came to sell up

Are there any other houses like yours for sale in your area/your road. Have a look at the asking prices and see whether or not they have conservatories.

Also like PL said make sure you contact your Local Council about Permission, you could get yourself into a right pickle if you don't obtain the appropriate consent.

I would say make sure you get all your revamp of the indoors done 1st, the bathrooms/kitchen before you get a valuation. Most Estate Agent will offer a free valuation, they do round here anyway but then they're desparate round here. When they come ask them whether they think it would be worth your while adding a conservatory! Good LuckX

I definitely think it's worth getting the EAs round to value it before the conservatory and ask their opinion - after all they are the experts in your local market and *should* be able to advise you.

Get a few EAs in though as then you will get a good mix of opinions and valuations.

PL thats what dean said to phone the council and ask but surely i should see what the EA say first!!!!!!!!!

So your saying to basically wait til the kitchen and 2 bathrooms are done b4 calling them out to ask about the conservatry:puzzled:

I would say that if you have nowhere else to eat, except for the breakfast bar, then if you can put on a conservatory as a dining room then you will at least not lose money. Make sure you look into getting it properly heated though, i.e. add it to your central heating circuit, or it won't be useable in the winter. I think doing this adds extra complications re getting council permission though, so best to get them out to have a look or at least have a chat over the phone.
