View Full Version : Just put an offer in on a house!!

And now having a bit of a panic about it!! Not sure if this is the best place to post this as still finding my way around, so apologies if I've missed the 'buying and selling houses' forum!! :wink:

It's top of our budget, and an older house so in the future will potentially need work (is all fine and good nick now though, so nothing that needs doing urgently - but at some point will need new windows, new boiler, etc). Overall though cosmetically it's fine so no mad decorating sprees needed, it's in the perfect location (within minutes walking from the best local primary school,and also within minutes walking from my work :smile: ), has *5* bedrooms :faint: and a fantastic garden. So in short it's great - just right at the top of our budget. It's only just come on at the current price - was on for £50k more a while back, so a big reduction and not surprisingly has had a LOT of interest, the people who viewed today before us phoned immediately to ask if any offers had been put forward (they hadn't), so we did the same and on learning no offers we offered the asking price there and then! Got to wait and see what the vendors say. If it gets into a bidding war then we've got a lovely 2nd choice we'd go for, so we're not too worried about that, as we can't afford any more so that's it, end of story. Just a bit scared of getting gazumped at a later stage or something horrific. Plus obviously got to wait and see if they accept the offer to start off with. And the the fear that we'll be biting off more than we can chew if things go wrong and the place needs £££ spent on it in the short-term (which obviously it doesn't look like it does).

Oh, just need to say ARRRRRRRRRRGGGGGGHHHHHHHHHHHH and then take a deep breath. All too stressful!!!

Oh Wow!! Knew you were looking today but had no idea things would move so fast!! Well done you - let's hope it's not too stressful and you can move in before Roo 2 is born.

Wow! Sounds great. They are very lucky that you offered the asking price, sadly that didn't happen with our house. We'd have accepted like a shot!

And found out the vendors don't need to find somewhere themselves, so looks like the chain is complete (our buyers, us, and our vendors!). I'm about as excited as an excited person in Excitedville :ellie: :ellie: :ellie: :ellie:

Oh blimey I hope it all goes through ok and no problems and fast and smooth and all that!! We've instructed solicitors so just got to organise mortgage but unfortunately I've got a manic week at work this week so hard to pick a time to see anyone but fingers crossed we'll be sorted by the end of the week and then it'll just be the fun and games of surveys, valuations, searches etc and then............WAITING!!!

Hmm things are slightly different though up north. We need to have our survey completed before we get the mortgage and only then can we put in an offer. Your way sounds a lot easier!!

I've never quite got to grips with the housing market in England Jane, I think ours is easier :lol: Better the devil you know maybe? (or just laziness in not finding out more about it probably in my case!)

As for all you Scots :wink: well I think your system is less open to corruption once you get to the offers stage, but I *really* don't get that whole 'offers above £££' thing, seems totally random and why not just say what price you want and go for that?? Oh well, all adds to the fun and games, one way or another! :lol:

Works to the benefit of the seller the 'offers over' way :lol: can also be on the market at a fixed price though, we had to change ours to a fixed price because we'd had an offer accepted on the house we wanted to buy so didn't want to be left with 2 houses - 'offers over' can put buyers off if they've lost out on a few already.

Hopefully I won't be buying or selling a house again anyway unless I win the lottery (even then I might just get a huuuuuge extension on our existing house :lol: )

Yep I bought my last flat because it was a Fixed Price and I'm only looking at Fixed Price houses for the next one. Can't be harsed with the nailbiting and grey hair that goes along with waiting for offers to be accepted then rejected and looking to see if you can up the money at all then blah blah blah
