How do they justify their fees?!
It seems ridiculous, esp. now with rightmove, surely most houses are selling themselves, the EA's round here seem rubbish and we only found our new house by looking every day on rightmove. I just really begrudge paying all that cash and then VAT on top to some smarmy chap in his porsche!
What do they ACTUALLY do?

what % do you have to pay for them to sell your house then

it varies between 0.75% - 2%, but it may go up higher depending on the area PLUS VAT! Can't they be counted as VAT exempt as they are kind of financial intermediaries :puzzled:

What do they ACTUALLY do?

at the moment - get RIGHT on my fecking tits. :hissyfit:

In the last two days I have arranged for 3 different estate agents to go round and view my flat with regards to letting it for me (for which they get paid 10% of my rent EVERY MONTH for doing FECK ALL bar initially finding someone - that isn't even a management fee)

I had arranged with my current but leaving tenant for him (very kindly) to show them the flat. Do you think one of them turned up?? Did they feck. :hissyfit: But they rang and left messages AFTER the appt saying they were sorry that they didn't turn up. WHAT fecking use is that?????

AAAARRRRGGGGGHHHHHHHHHHHH

And am I the only one who doesn't believe a word any estate agent says??

They are complete liars!
e.g we put an offer in on the house we're buying, it got turned down and we were also told there was a viewing booked for the next day (a saturday), so then they called back again to ask if we wanted to up our offer and the vendor would cancel the viewing! clearly a lie.
Now ours is "meant" to be going on rightmove today - it still isn't on

I fecking HATE it when they do that ( but funnily enough they ALWAYS do that - and it's always a second viewing isn't it? )

Like when you ask how long a house has been on the market - oh it's been on for 3 months but we've got 3 second viewings this weekend. Oh really - well that's a berluddy coincidence isn't it.

God it drives me nuts. We're trying to find out ballpark how much a house would be worth if we extended with. Of course they are falling over themselves to reassure us that it will be worth LOADS more than the extension costs. And we're just not sure.

Sorry - mini thread hijack there.

Can't believe i'm going to have to deal with THREE sets of the muppets when it comes to selling ours.

How annoying for you Kat!
They photographed ours today, I haven't seen the photo's but when I got back the cats were on our bed, so I said to DH "the cats weren't there when they took the photo's were they?" and he replied "Well, she said to leavethem there because she liked them"
Is it me or is that MADNESS? it rules out about 50% of buyers who are cat haters! and our bedroom is LOVELY, so completely spoilt by the appearance of cheeky biscuit and bruno the gay

I had someone round from Rightmove to value my propertly last month and she told me that if I put my flat on the market there and then with her that I would qualify for a special rate. Get this though, it was still going to cost me over £750 plus VAT to sell my poxy 65k flat  and of course I'll have solicitors fees to pay on top of that aswell.

The whole fees thing is a feckin nightmare. I forgot/didn't realise that I was going to have to pay solicitors fees to buy my new house and again for selling my flat plus of course EA's fees for selling. It's going to work out to somewhere in the region of £3,000 of which we really cannot afford to be shelling out.

Bastards the feckin lot of them :bwahaha: :bwahaha: :bwahaha:

J.x

p.s. can anyone reccy anyone cheaper than Rightmove for selling fees??
P.P.S. Have any of you had a look on here www.sellyourhouseforfree.com (http://www.sellyourhouseforfree.com) doesn't look very busy though but it's worth a look

Can you sell direct with Rightmove? We have to use the EA to get them to advertise on it iyswim. Maybe you could advertise on Damsels classifieds! :teehee:
