I know it probably won't sound like much money to a lot of people but the luffly lady valued my flat at £65,000.
For those who don't know (and lets face it, there can't be many of you :teehee: ) OH, Lorna, our dog Holly and myself are all squashed into a one bedroom flat :faint: I bought the flat nearly 8 years ago for £33,995 and on my last statement owed the bank around £27,000.
So by my calculations that means I'll make around £38,000 from the sale of my flat which will go towards a deposit for our next house :mexicanwave:
I know I'll have to knock a few grand off that to cover fees etc so looking at about 35k for a deposit. I'll probably still get another couple of valuations just for curiosity sake but I'm dead chuffed with that price. I thought she'd say around £55,000 at the top end so it was a brilliant surprise!
Away to have a glass of wine now and get my dinner and look on the t'internet for a house!!

Good news Jane :thumb:
How was the house you saw the other day? Was it smaller than the spec indicated?

That's brilliant news Jane. It's such a nice surprise when they value over the price you were thinking of.
Good luck with the new house hunt

Thanks hun,
yeah the house was absolutely fantastic, all on split levels, Lorna was in her element with the stairs. They had a gorgeous fish tank built into the wall in the kitchen that was really stunning (and I aint a fish tank sort of person). It did have three bedrooms but honey it was just waaaaaaaaaay too small. Not even the velux window in the hallway ceiling could sway us. We would only have been able to get one of our leather suits and the tv unit into the livingroom and would have to have utilised one of the bedroom for the t-shirt business. There was also NO garden or garage and the electricity pilon was really close to the house. The wires actually ran right across the roof and Alan said you would be able to hear them buzz in the night. There was also a railway line at the back where the bedrooms were.
Mind you, it was the first house that we've viewed that Alan actually liked and his comment was "oh well, shame it wasn't a big bigger, I'd have bought that" :faint:

yup precisely honey. I was waiting for this valuation to work out exactly how much of a deposit we'd have and how much we could economically borrow.

i keep guessing what our house will be worth, but i really have no idea,
I am going to do a list of the all the things we need to do and then get them done, and then get the house valued, so we are in the same boat as you to see what we can afford.
Good luck
