View Full Version : Getting my house valued tonight

any idea what happens and what they take into consideration?

We still have some cosmetics to do like some paintwork and a bit of gardening but would that make much a difference to the cost? How long would it take to value a 1 bed flat??

Probably about 10 mins :rolleyes: .

I'd just make sure it's clean and tidy. As for the cosmetic work, it's worth asking the agent if it will make a difference to the value. Personally I would rather have somewhere thet needed minor work as I'm probably going to do it to my taste anyway, so it seems like a waste of the sellers time, iyswim.

Thanks Micah. No we haven't found anywhere suitable as yet. We veiwed a 3 bed townhouse on Tuesday night and it was gorgeous but we wouldn't have been able to fit all of our furniture into the livingroom as it was really, really tiny and I only bought my 3 & 2 seaters 8 months ago so I'm not prepared to get rid of them. Plus there was no dining room and we would have to have moved again if we wanted another baby as we would have to have used the 3rd bedroom as a workshop for the t-shirt business. There was also an electricity pilon very, very close to the house and a train line at the back so it wasn't just the size we took into consideration.

Houses on our crescent sell usually within a fortnight so I just want to know how much my flat has gone up in price so I know how much of a deposit I'll have for the new house and can work out our budget better. I won't put ours on the market until I've found somewhere, I think that's probably the best thing to do??

Is it just being valued or is it being valued with a view to sell? If its for a sales schedule it will take longer as they will do measurements of the rooms and write descriptions etc.

We had our place valued (2 bed flat) and the agents gave us hints on how to improve our selling power - trying to make as minimalist as poss (not easy with a child!) and not to look too cluttered and always tidy. Hopefully your agents will be able to give advice too.

tbh I would maybe think about putting it on the market (get 3 agent's quotes though :wink: ) You will be in a very strong position if you have an offer on yours when you do find your dream house.

What agents round here do is take all the details and prepare the sales stuff, then put it on file, so it can be put on the market at a moments notice.

Its a wee bitty different here in Scotland as Solicitors act as the estate agents.

Good luck Jane - hope you get a pleasant surprise with the valuation :grin: Your house looks lovely anyway so I don't think there's much you could do before tonight to boost the valuation other than the usual 'house doctor' type advice and even then it probably won't have that much impact on the value - more so for when potential buyers come round.

Never had a house valued as i have just brought my first

My mum has mived many times though so i jknow valuations dont take long

Just make sure its clean and tidy
